Terms and Conditions

General
The holiday cottage is offered for self-catering holidays on a weekly basis, usually Friday to Friday (1700 hrs on the date of arrival to 1000 hrs on the date of departure), subject to the Hiring Terms and Conditions.

Short Breaks
Short break holidays of two, three or four nights can be arranged, subject to availability.

Booking your Holiday
To book the cottage please firstly check availability. This will show you all vacant dates for the cottage. Once you have decided either telephone or contact us or complete the booking request form. We will hold provisional bookings for you for up to seven days until we receive your payment for deposit in Pounds Sterling.

Cancellation
We strongly recommend that you use holiday cancellation insurance to cover the cost of your holiday. This will provide you with piece of mind if an unforeseen event forces you to cancel your holiday. If you cancel your holiday and the booking is not re-let then your remain liable for the full cost of the booking.
In the event that the cottage becomes unavailable due to circumstances beyond our control, we will refund any payment.

Payment for your Holiday
We have tried to make paying for your holiday as simple as possible. The initial payment is a non-refundable deposit and may be paid by cheque, cash, postal order or Bank transfer. The balance is payable no later than eight weeks prior to commencement of the holiday. If you are booking within eight weeks of the start of your holiday, payment in full is required with your booking. Information including directions, key instructions and contact number is issued on receipt of the final payment. We will send receipts for any payments by post or by email.

Booking from Overseas
Overseas visitors are most welcome and due to the difficulties distance can impose we allow up to ten days for bookings to be confirmed from the date the reservation is made. Balance of charges is due eight weeks prior to the commencement of the holiday. Payment from overseas should be made by UK cheque, Eurocheque or Bank Transfer in Pounds Sterling. Once you have decided telephone or contact us or complete the booking request.

Changes to Bookings or Cancellation
Please note that, once a booking has been confirmed, you are liable for the whole cost of the holiday. However, if the reason for cancellation is not covered by your insurance scheme, we will, in any event, endeavour to re-let the property and, if successful, we will make a full refund, less a £50 administration charge. Accordingly, it is important that cancellations are intimated to us in a timely manner by telephone or email followed by immediate written confirmation.

Equipment in the Cottage
The holiday cottage is furnished and equipped to cater for 4 persons. Major items of domestic appliances are also incuded. If equipment is broken or damaged you may be asked to pay the cost of replacement.

Dogs
Up to two well behaved dogs are welcome, and incurs a small charge or £35 per week or part week per dog, details of which must be supplied when booking. Your dog(s) must be kept under strict control at all times. If you are any doubt as to whether the cottage is suitable for your pet we encourage you to telephone us with you query. Damage caused by your pet is your responsibility, requiring you to make good any damage caused.

Linen
The cottage is supplied with pillows and bed linen. Towels are also included.

Miscellaneous
Water is from our own spring and is suitable for drinking.

Cleaning
The cottage is cleaned between each let. However, as only a limited period of time is available to clean the property, it is a condition of your let that you leave the property and its contents as you find it. If you do not want to be bothered with this please pay £25 on departure to cover the cost of additional cleaning.

Heating Oil
The cost of heating oil is not included in the price of your holiday and oil usage will be charged at the end of your stay.

Complaints
It is important to us that our guests enjoy their stay and every effort has been made to ensure this. However, in the unlikely event of dissatisfaction with the the cottage or any subsequent problem, the holidaymaker should immediately telephone or contact us in order that we can be given every opportunity to rectify the problem.

Terms and Conditions of Hire

  • The hirer shall ensure that the standard of cleanliness of the premises is as high on their departure as on their arrival. A surcharge of £25 will be levied if this condition is not observed.
  • The Hirer shall not sub-let the premises or any part thereof.
  • The number of people occupying the cottage shall not exceed 4 persons and 1 child under the age of 1 year. Cots are not provided.
  • The Hirer binds and obliges himself to vacate the hired premises without demand at the termination of the period of hire. The Hirer binds and obliges himself to pay the Lessor in respect of any loss or damage beyond fair wear and tear.
  • The Hirer binds and obliges himself to control his dog and compensate the lessor in respect for any loss or damage caused by it.
  • Your initial payment comprises a deposit and the balance of the hire charge must be paid at least 8 weeks prior to the commencement of the holiday. The Lessor may treat the booking as cancelled if the balance of the hire charge is not sent by this date. If the booking is made within 8 weeks of the start of the holiday, payment in full at the time of booking is required.
  • The Hirer agrees that, in the event of cancellation, while all reasonable efforts will be made by the Lessor to re-let, the Hirer will be responsible for paying for the period of tenancy booked if a substitute cannot be found.
  • The Lessor, his agents or employees, accept no responsibility for loss, injury or damage to any member of the Hirer's party or their property, arising in any manner out of the let of the premises, however caused.
  • The Hirer shall undertake to prevent any member of his party from causing a nuisance or disturbance to neighbouring residents or occupiers.
  • The Hirer undertakes to leave the hired premises secure if left unoccupied during the period of let.
  • The Hirer undertakes to relieve the Lessor from any liability for damage or injury by any member of his party, however caused.
  • The Hirer shall undertake to prevent any member of his party from smoking within the property.
  • The Hirer warrants that the subjects let are to be used for the purposes of a Holiday. Accordingly, Section 12(2) and Paragraphs of Schedule 4 of the Housing (Scotland) Act 1988 applies to the letting to the Hirer.
  • We reserve the right of entry to the property at all reasonable times for the purposes of inspection or to carry out repairs or maintenance.
  • The contract between the Hirer and the Lessor is subject to Scottish Law and it is agreed that in any disputes Scottish Law will be used.
